Subdivisions
Overview
Subdivisions are any land that is divided, re-subdivided, or proposed to be divided into two or more lots, parcels, sites, units, plots, or other division of land for the purpose, whether immediate or future, for offer, sale, lease or development.
Process
Upon receipt of the required documentation and any associated fees, the Roads, Building, GIS, Fire, Engineer/Surveyor, and Planning Departments will all be reviewing your subdivision for adherence to the Box Elder County Land Use Management and Development Code.
PLEASE NOTE: There may be more than one round of reviews.
Required Documents
The following documents are required at the time of application:
- Subdivision plat by a professional surveyor licensed in the State of Utah
- Will-serve letters from the utility companies (power, gas, water)
- Feasibility letter for septic from the Bear River Health Department
- A current Title Report (PR Report) from a titling company of your choice
- Subdivision Community Development Application

- The Fire Marshall may require a fire suppression system (or improved system) be installed for each subdivision, this can be a fire hydrant or in-home sprinklers. You should check with the Fire Marshall to find out what will be required.
